Real estate fraud ranges from the theft of a home by use of foreclosure scams, or transfer of title by use of forged grant deeds. Undoing the frauds typically involves filing a Quiet Title action. It's a process where you seek the court's order transferring ownership back to you.

Your local law library will examples of a QT. Another good source is to check the court files for completed cases. Read them to see how a judge ruled. That gives a clear picture of what works and what doesn't.

No Justice for Real Estate Crime Victims

So many victims have come before you with the same dilemma of how do they undo the crime against them when they can't get justice and can't afford an attorney. Welcome to the world of being your own attorney. It is called, In Pro Per.

The first thing you need to do is let go of two beliefs:

1. There will be justice from a prosecutor once you show them the evidence; and

2. There is some attorney out there willing to take your case for free, aka pro bono.

Just like your predecessors, you can do this and this web site is packed for useful information to give you insight, and we have a forum of victims that will support each other.

"Unfortunately, D.A.s are not good at white-collar criminal prosecution. They're great at prosecuting burglary. They may have one person in the department that understands real estate crimes. DAs doesn't have the resources to take on all the people who run these type real estate scams."

Contra Costa County-based real estate attorney Josh Genser
